Home Staging

The concept of “home staging” has been around for many years, though it has never been as popular as it is today.   Staged homes help prospective buyers fall in love and make a buying decision.  Home Staging is the process of getting a house ready to be sold.

People often confuse decorating and staging.  Staging is about strategic editing and depersonalizing, rather than decorating and personalizing. Staging a home to sell is a very difficult and emotional task for most homeowners.   Sellers tend to look at the home as an owner with emotional attachments, not as a buyer.

The are some general rules to Home Staging such as de-cluttering, using neutral colours, checking light fixtures, repairing/repainting cracks on all walls and ceilings, keeping all curtains open to let in light, adding some scent, creating more space (removing/rearranging some furniture), washing windows, etc.  If your property is empty, you do need to bring (rent) furniture into the house.  It does take some effort to properly stage a home.

In order to sell quickly for the top price, you have to get outside your own head and inside the mind of a potential buyer.  However, the most important thing to remember is that staging is about presentation.  It aims to make things pleasing to the eye.  Enthusiasm and passion are a big part of Home staging, too.
